Entitlement is the part of your VA benefit that backs your loan. If you’ve never used it, or your earlier VA loan is paid off and the home is sold, you have full entitlement and VA sets no loan limit. Your income and the lender still decide how much you can borrow.
If a VA loan is still open, part of your entitlement is tied up in it. The calculator works out what’s left and the largest loan you could get with $0 down. In Texas that math is simple, because every county uses the same limit.

One limit for every Texas county
For 2026, the VA county limit is $832,750 in all 254 Texas counties, from Travis and Harris to Midland and Hidalgo. There are no high-cost counties in Texas, so you can leave the county at its default. That limit only matters when part of your entitlement is in use. With full entitlement, there is no VA limit at all.

Questions Texas veterans ask
Can I keep my Texas home as a rental and buy another with a VA loan?
Often, yes. If you have enough remaining entitlement, you can buy your next home with a new VA loan while the first one stays open. The calculator shows how much you can borrow with $0 down, and how much down payment covers the rest if you go over that.
How do I get my entitlement back?
Pay off the VA loan and sell the home, or have a qualified veteran assume the loan and substitute their own entitlement. VA also allows a one-time restoration if you pay the loan off and keep the home.
Does using my entitlement again change the funding fee?
Yes. Any VA loan after your first is subsequent use, which carries a higher funding fee on $0 down purchases, even if your entitlement was restored. Veterans who receive VA disability compensation pay no funding fee either way.
