Moving to the island, buying near NASA and Clear Lake, or already a Galveston County Veteran? Here’s what a VA loan looks like between the Gulf and the bay: island versus mainland, why insurance quotes come before offers, the VA clinics in Galveston and Texas City, and every benefit that stacks if you have a disability rating.
$0Property tax on your homestead with a 100% VA rating
$0Funding fee if you receive VA disability pay
No limitVA loan limit with full entitlement. What you can borrow is set by your income, not a cap.
Short answer: Yes, you can buy in Galveston, League City, Friendswood, Dickinson or Texas City with a VA loan and no down payment, as long as it’s the home you live in. A beach house you’ll use on weekends doesn’t qualify. There’s no minimum credit score on a standard VA purchase. On the coast, flood and windstorm insurance can move your payment as much as the price does, so get quotes before you write an offer.
Galveston County
Where Veterans buy between Clear Lake and the island
I-45 runs from League City down to the Galveston Causeway, with Texas City and Dickinson along the bay and Friendswood to the northwest. NASA’s Johnson Space Center sits just across the county line in Clear Lake.
Galveston Island
Across the causeway at the end of I-45
Popular areas: The East End, the neighborhoods off Broadway and Seawall Boulevard, West End beach communities, Jamaica Beach
Close to the Galveston County VA Clinic on Seawall Boulevard. Many homes are raised on pilings, and insurance runs higher than on the mainland.
League City
North county along I-45
Popular areas: South Shore Harbour, the neighborhoods off FM 646 and FM 518, newer sections west of I-45
A short drive to Clear Lake and the Johnson Space Center. Many of the newer subdivisions west of I-45 carry a MUD tax.
Friendswood and Dickinson
Northwest of I-45
Popular areas: Friendswood, Dickinson, Santa Fe, Hitchcock
Established neighborhoods and larger lots. Clear Creek and Dickinson Bayou run through here, so check each home against the flood map.
Texas City and La Marque
Along the bay and SH 146
Popular areas: Texas City, La Marque, Bacliff, San Leon
Often the lowest prices in the county and close to the Texas City VA Clinic. Bayfront homes need flood and windstorm quotes up front.
Island living
Buying on Galveston Island
Galveston Island is a full-time home for a lot of Veterans, not just a beach getaway. A VA loan works on the island the same way it does on the mainland, with a few extra things to check.
Primary residence only
A VA loan can buy an island home you live in, but not a vacation house or a beach rental. If you plan to live elsewhere and rent the home by the week, a VA loan isn’t the right fit.
Condos have to be VA-approved
Many island condos face the seawall or the beach. The building has to be on the VA’s approved list, and the HOA dues count in your monthly payment.
Homes on pilings
A raised home usually costs less to insure for flood. Enclosed rooms built below the flood level can raise the premium, so ask what’s down there and whether it was permitted.
Historic districts
Parts of the East End and other older neighborhoods are historic districts, where exterior changes need city approval. Ask before you plan new windows, siding or an addition.
Clear Lake and NASA
Living near the Johnson Space Center and the bay
League City, Friendswood and Dickinson put you a short drive from NASA’s Johnson Space Center and the aerospace contractors around Clear Lake. The same stretch of bay is lined with marinas in Kemah, Clear Lake Shores and League City’s South Shore Harbour.
Homes on the water or on canals off Clear Lake and Dickinson Bayou need the same flood and windstorm homework as the island, plus a look at the bulkhead and any dock.

Galveston County
Property taxes: the number to check on every address
Texas has no state income tax, so local property taxes carry more of the load. Your bill is the sum of the county, city, school district and any special districts for that exact property. In Galveston County, as everywhere in Texas, my team uses the full rate for the exact address. A newly purchased home often runs higher, because its value isn’t yet held down by the 10% yearly homestead cap, and two homes a mile apart can differ a lot. Brazoria and Harris counties border Galveston County and set their own rates.
Disabled Veteran exemptions
100% disabled, or paid at 100% for individual unemployability: total exemption on your homestead. You pay no property tax on your home.

Veterans 65 or older with a rating of at least 10% get the $12,000 amount.
Surviving spouses may keep the exemption.
You apply with the appraisal district once you own and live in the home. How the exemptions work
What this means at closing
Your estimate uses the full tax rate for the address, before exemptions, until the exemption is on file.
Escrow starts with two months of taxes and two months of insurance.
Texas is a community property state. If you’re married, your spouse’s debts are counted when we qualify you, even if your spouse isn’t on the loan.
Galveston County sits on the Gulf and Galveston Bay, and a few feet of elevation can move a lot into or out of a FEMA flood zone. Inside a Special Flood Hazard Area, flood insurance is mandatory for a VA loan. The county is also in the coastal area where wind and hail coverage often comes from the Texas Windstorm Insurance Association (TWIA), as a separate policy from the homeowners insurance.
Ask for the windstorm certificates. Homes built or remodeled under the coastal windstorm rules should have inspection certificates (WPI-8). Without them, getting TWIA coverage can take longer.
Price all three policies before you make an offer: flood, windstorm and homeowners. All three can go into your monthly payment.
Hurricane season runs June 1 through November 30. Insurers can stop writing new policies when a storm is in the Gulf, so line up coverage early in your contract.
Moving to Galveston & League City
Buying from another state
Get pre-approved before you house-hunt. Retirement pay, VA disability pay, Social Security and wages all count. My team can pull your Certificate of Eligibility for you.
Pick the area, then the home. Tell my team whether you want the island or the mainland, and we’ll connect you with a local agent who knows VA offers and coastal insurance. Military realtor network
Close remotely if you need to. Texas allows remote closings for most loans, so you can sign before you arrive. How remote closings work
Move in and file your homestead. A VA loan is for the home you live in, usually within about 60 days. File your Texas homestead and any disabled Veteran exemption once you’re in. Texas also has no state income tax on your retirement pay.
Retiring or separating in Galveston & League City
Retiring on the upper Texas coast
Galveston County puts Veterans on the water, with VA clinics on the island and in Texas City and the DeBakey VA Medical Center up I-45 in Houston.
Why Veterans settle in Galveston & League City
Two VA clinics in the county: one on Seawall Boulevard in Galveston and one in Texas City.
No state income tax in Texas on retirement pay, VA disability or Social Security.
Boating and fishing: marinas in Kemah, Clear Lake Shores, League City and on the island.
Qualifying after you separate
Military retirement pay and VA disability pay both count as income. VA disability isn’t taxed, which helps your numbers.
Starting a civilian job? A signed offer with a start date can be used to qualify. Tell my team your separation and start dates early.
Your benefit doesn’t expire. If you sold your last VA home and paid off that loan, your full entitlement comes back.
If you have a VA disability rating
The benefits that stack in Galveston & League City
Disabled Veterans can combine federal and Texas benefits that most buyers never hear about. Together they can lower your cash to close, your rate and your yearly taxes.
No VA funding fee. Veterans who receive or are entitled to VA disability compensation are exempt. If your rating is awarded after closing with an effective date before it, you may be due a refund.
Disability pay counts as income toward qualifying, alongside any retirement pay or wages.
Property tax relief. A total homestead exemption at 100% (or individual unemployability), or $5,000 to $12,000 off taxable value for ratings of 10% to 99%. See the tax section
Adaptive housing grants. Veterans with certain severe service-connected disabilities may qualify for a Specially Adapted Housing or Special Housing Adaptation grant, which can be used with a VA loan to buy, build or modify an accessible home.
Waiting on a claim? Tell my team. Your expected rating can change your funding fee and your taxes, so we plan around it.
Guard, Reserve and surviving spouses
The VA benefit isn’t only for active duty
National Guard and Reserve
You can earn VA loan eligibility through six years of Guard or Reserve service, or through qualifying active-duty time such as a federal activation. Your Certificate of Eligibility confirms it, and my team can pull it for you. Reservists and VA loans in Texas
Surviving spouses
If your spouse died in service or from a service-connected disability, you may be eligible for a VA loan with the same $0 down benefit. Surviving spouses who receive Dependency and Indemnity Compensation (DIC) don’t pay the funding fee, and a Texas disabled Veteran property tax exemption can continue for a surviving spouse who hasn’t remarried. We handle these files with extra care and can walk you through the paperwork.
Already a VA homeowner
Own a home already? You still have options
Kept a home at your last duty station?
You don’t have to sell it to buy in Galveston & League City. Your remaining entitlement can often buy your next home with $0 down while the first one stays a rental. Second VA loan calculator
Some Galveston & League City sellers have older VA loans with low rates you may be able to take over. The seller’s loan servicer handles the assumption itself. My team can finance the second loan that covers the gap between the loan balance and the price. VA assumable loans
Hold on to your rate when you move
Moving again later? You can keep your Galveston & League City home as a rental and keep its VA loan and rate in place.
Local know-how
What trips up Galveston & League City buyers
Salt air is hard on a house
Salt air wears out air conditioners, metal roofing fasteners and outdoor fixtures faster. Ask how old the AC and roof are, and expect the VA appraisal to check both. VA property requirements
Storm history
Ask whether the home took water in Hurricane Ike in 2008 or Harvey in 2017, and what was repaired. Past flood claims can follow the property and affect the next quote.
Getting on and off the island
The causeway is the main route to the mainland. The Bolivar ferry and the San Luis Pass bridge are the others. Think about your daily drive and your evacuation route.
MUD taxes in mainland subdivisions
Many newer neighborhoods in League City, Friendswood and Texas City sit in a municipal utility district that adds to the tax bill. Texas sellers have to give you a MUD notice, and my team prices the exact rate.
Land and new construction
Want to build near the coast?
Santa Fe, Hitchcock and the mainland toward Alvin have lots and acreage for Veterans who want a new home built to coastal wind and flood codes. A VA one-time-close construction loan covers the land and the build in one loan: $0 down up to $1 million, with a 620 minimum credit score. In Texas, a Texas Vet loan can also pay off a separate construction loan once the home is finished. It’s treated as a purchase of a never-occupied home, and my team can handle that too.
VA loan or Texas Vet loan
Two Veteran programs, one comparison
The Texas Vet loan from the Texas Veterans Land Board is available to eligible Texas Veterans and can be paired with a VA loan. Its rate is set weekly, and Veterans rated 30% or more disabled get a lower rate. My team prices both and shows them side by side so you can pick on total cost, not a headline rate. Texas Vet vs. VA loan
Galveston & League City VA loan FAQs
Questions from Galveston & League City Veterans
How much do I need down for a VA loan in Galveston & League City?
Nothing, if you have full VA entitlement. There is no VA loan limit with full entitlement and no monthly mortgage insurance. The VA funding fee can be rolled into the loan, and Veterans who receive VA disability compensation are exempt from it.
Can I buy a home in Galveston & League City before I move to Texas?
Yes. You can be pre-approved, shop remotely and close before you arrive, as long as you intend to move in and make the home your primary residence, usually within about 60 days. Retirement pay, VA disability pay and Social Security all count as income.
What credit score do I need for a VA loan in Galveston & League City?
There is no minimum credit score on a standard VA purchase or refinance with my team. We look first at your residual income, the money left each month after your housing payment and bills. VA construction loans start at a 620 score.
Do disabled Veterans pay property taxes in Galveston County?
Texas Veterans rated 100% disabled, or paid at the 100% rate for individual unemployability, can get a total exemption on their homestead. Veterans rated 10% to 99% get a partial exemption off the home’s taxable value: $5,000 at 10% to 29%, $7,500 at 30% to 49%, $10,000 at 50% to 69% and $12,000 at 70% to 99%.
Can I use my VA loan in Galveston & League City if I still own another home?
Often, yes. If you keep your current VA home as a rental, your remaining entitlement can usually buy your Galveston & League City home with $0 down up to a certain price. Above that, you put 25% down on the difference. My team checks your exact numbers from your Certificate of Eligibility.
Can a surviving spouse get a VA loan in Galveston & League City?
Yes, if you are an eligible surviving spouse, for example of a service member who died in service or from a service-connected disability. Surviving spouses who receive DIC are exempt from the VA funding fee.
Should I use a VA loan or a Texas Vet loan in Galveston & League City?
Often both. The Texas Vet loan from the Texas Veterans Land Board can be paired with a VA loan, and its rate is set weekly. My team compares your options side by side so you can see which costs less over the time you plan to own.
Can I use a VA loan for a beach house on Galveston Island?
Only if it will be your primary residence. A VA loan can’t buy a second home or a vacation rental. If you’ll live on the island full-time, you can buy with no down payment, and you can file your Texas homestead and any disabled Veteran exemption with the Galveston Central Appraisal District.
