VA loans in Katy & Sugar Land, TX

Moving west for an Energy Corridor job, settling near family in Fort Bend County, or already a Katy or Sugar Land Veteran? Here’s what a VA loan looks like on Houston’s west side: how MUD and levee district taxes change the payment, what the reservoirs and the Brazos mean for flood insurance, the three VA clinics on this side of town, and the benefits that stack with a disability rating.

Short answer: Yes. A VA loan works in Katy, Fulshear, Sugar Land, Missouri City, Richmond and Rosenberg with no down payment, as long as it’s your primary home, and there’s no minimum credit score on a standard VA purchase. Out here the list price is only half the story: most newer neighborhoods add a MUD or levee district tax, and the flood zone decides whether you’ll carry flood insurance. My team prices both for the exact address.

Fort Bend and west Harris County

Where Veterans buy on Houston’s west side

The City of Katy spreads across Harris, Fort Bend and Waller counties along I-10, and Sugar Land sits to the southeast on US-59/I-69. The Westpark Tollway, the Fort Bend Parkway and the Grand Parkway (SH 99) tie the area together, and the VA has clinics in Katy, Sugar Land and Richmond.

Katy and Cinco Ranch

Along I-10 and the Westpark Tollway

Popular areas: Old Town Katy, Cinco Ranch, Grand Lakes, the neighborhoods off Mason Road and Fry Road

Closest to the Katy VA Clinic on Westgreen Boulevard and an easy run east to the Energy Corridor. Parts of Cinco Ranch sit upstream of Barker Reservoir, so check the flood zone and history street by street.

Fulshear and the Grand Parkway

West Fort Bend County

Popular areas: Fulshear, Cross Creek Ranch, Fulbrook, Weston Lakes

Newer master-planned communities and a lot of new construction. Expect a MUD tax and HOA dues on most of them, and a longer drive to I-10.

Sugar Land and Missouri City

Along US-59/I-69 and the Fort Bend Parkway

Popular areas: First Colony, Telfair, Riverstone, Sienna, Quail Valley

Close to the Sugar Land VA Clinic on Lake Pointe Parkway. Many neighborhoods here sit behind levees and pay a levee improvement district tax.

Richmond and Rosenberg

The county seat, along the Brazos River

Popular areas: Richmond, Rosenberg, Pecan Grove, Harvest Green, Long Meadow Farms

Often more house for the money than Sugar Land, and near the Richmond VA Clinic on the Southwest Freeway. Homes close to the Brazos need a careful look at the flood map.

Levee improvement districts

Behind the levees in Fort Bend County

Much of Sugar Land, Missouri City and the land along the Brazos was developed behind levees. A levee improvement district (LID) builds and runs those levees and the pump stations behind them, and it collects its own property tax, the same way a MUD does. Plenty of neighborhoods pay both.

When you look at a Fort Bend County home, ask which districts it sits in. The LID tax is part of the yearly bill, so it goes into the payment my team qualifies you on.

New construction

Buying a new build along the Grand Parkway

From Fulshear down to Richmond and Rosenberg, west Fort Bend County has had a steady run of new-home building. A VA loan works on a new build with $0 down, and the builder can pay your normal closing costs plus up to 4% of the price in concessions. Seller-paid costs on a VA loan

Builder approval

The builder has to be approved by the lender before closing. My team starts that review before you sign a contract, or right away if you’ve already signed one.

Read the MUD notice before you pick a lot

A brand-new section’s district may still be selling bonds for streets and utilities, so its rate can change over the first years. Ask for the notice with the contract.

Finished home or one not started yet

A completed spec home closes on a normal timeline. A home that hasn’t been started takes months, so talk with my team about how we’ll handle your approval while it’s built.

Schools

School districts around Katy & Sugar Land

On the west side, the school district depends on the exact address, not the city name. A Fulshear or Richmond address can fall in different districts a few streets apart. Below are the three large districts that cover most west-side neighborhoods, each with its overall TEA accountability grade.

Fort Bend County

Property taxes: the number to check on every address

Texas has no state income tax, so local property taxes carry more of the load. Your bill is the sum of the county, city, school district and any special districts for that exact property. In Fort Bend County, as everywhere in Texas, my team uses the full rate for the exact address. A newly purchased home often runs higher, because its value isn’t yet held down by the 10% yearly homestead cap, and two homes a mile apart can differ a lot. A Katy address can sit in Harris, Fort Bend or Waller County, and each county sets its own rates.

Disabled Veteran exemptions

  • 100% disabled, or paid at 100% for individual unemployability: total exemption on your homestead. You pay no property tax on your home.
VA disability ratingOff your home’s taxable value
10% to 29%$5,000
30% to 49%$7,500
50% to 69%$10,000
70% to 99%$12,000
100% or individual unemployabilityFull homestead exemption
  • Veterans 65 or older with a rating of at least 10% get the $12,000 amount.
  • Surviving spouses may keep the exemption.

You apply with the appraisal district once you own and live in the home. How the exemptions work

What this means at closing

  • Your estimate uses the full tax rate for the address, before exemptions, until the exemption is on file.
  • Escrow starts with two months of taxes and two months of insurance.
  • Texas is a community property state. If you’re married, your spouse’s debts are counted when we qualify you, even if your spouse isn’t on the loan.

Texas property tax benefits for Veterans

MUD, LID and PID taxes

Utility and levee districts on top of the regular rate

Almost every newer subdivision around Katy, Fulshear and Richmond was built with a Municipal Utility District (MUD) to pay for water, sewer and drainage, and some add a Public Improvement District (PID) assessment. In Sugar Land and Missouri City, a levee improvement district often joins them. Each one adds to the tax bill on top of the county, city and school rates, which raises the monthly payment and counts when my team qualifies you.

  • Ask for the MUD notice early. Texas sellers are required to give it, and it lists the district’s current rate and its outstanding bonds.
  • Compare homes on the full rate. Two houses at the same price can carry very different payments once every district is counted.
  • My team prices the exact address, with every district that applies, before you write an offer.
Flood and insurance

Reservoirs, the Brazos and flood insurance

West Houston has two large flood-control reservoirs, Addicks and Barker, and Fort Bend County has the Brazos River and its levees. Flood zones on FEMA’s maps change street by street out here, and any home inside a Special Flood Hazard Area must carry flood insurance to close on a VA loan.

  • Mapped zones don’t tell the whole story. In 2017, some neighborhoods upstream of the Addicks and Barker dams flooded even though they sat outside the mapped flood zone. Ask the seller about past water and read the flood questions on the Texas seller’s disclosure.
  • A levee lowers the risk but doesn’t remove it. Homes behind a levee may not be required to carry flood insurance, and many owners buy it anyway.
  • Get flood and homeowners quotes before you make an offer, so the payment you plan on is the real one.
Moving to Katy & Sugar Land

Buying from another state

  1. Get pre-approved before you house-hunt. Retirement pay, VA disability pay, Social Security and wages all count. My team can pull your Certificate of Eligibility for you.
  2. Pick the area, then the home. Tell my team whether you’ll commute east on I-10 or up US-59, and we’ll connect you with a west-side agent who knows VA offers and new construction. Military realtor network
  3. Close remotely if you need to. Texas allows remote closings for most loans, so you can sign before you arrive. How remote closings work
  4. Move in and file your homestead. A VA loan is for the home you live in, usually within about 60 days. File your Texas homestead and any disabled Veteran exemption once you’re in. Texas also has no state income tax on your retirement pay.
Retiring or separating in Katy & Sugar Land

Retiring in Katy or Sugar Land

With VA clinics in Katy, Sugar Land and Richmond, most routine care stays on the west side. Specialty visits mean a drive into the Texas Medical Center.

Why Veterans settle in Katy & Sugar Land

  • Three VA clinics nearby: Katy, Sugar Land and Richmond, all on this side of Houston.
  • No Texas income tax on your military retirement, VA disability pay or Social Security.
  • Newer homes: the new construction around Fulshear, Richmond and Rosenberg means fewer old-roof and old-plumbing surprises.

Qualifying after you separate

  • Military retirement pay and VA disability pay both count as income. VA disability isn’t taxed, which helps your numbers.
  • Starting a civilian job? A signed offer with a start date can be used to qualify. Tell my team your separation and start dates early.
  • Your benefit doesn’t expire. If you sold your last VA home and paid off that loan, your full entitlement comes back.
If you have a VA disability rating

The benefits that stack in Katy & Sugar Land

Disabled Veterans can combine federal and Texas benefits that most buyers never hear about. Together they can lower your cash to close, your rate and your yearly taxes.

  1. No VA funding fee. Veterans who receive or are entitled to VA disability compensation are exempt. If your rating is awarded after closing with an effective date before it, you may be due a refund.
  2. Disability pay counts as income toward qualifying, alongside any retirement pay or wages.
  3. A lower Texas Vet rate. Veterans rated 30% or more get a rate discount on the Texas Vet loan. Disabled Veteran mortgage benefits
  4. Property tax relief. A total homestead exemption at 100% (or individual unemployability), or $5,000 to $12,000 off taxable value for ratings of 10% to 99%. See the tax section
  5. Adaptive housing grants. Veterans with certain severe service-connected disabilities may qualify for a Specially Adapted Housing or Special Housing Adaptation grant, which can be used with a VA loan to buy, build or modify an accessible home.

Waiting on a claim? Tell my team. Your expected rating can change your funding fee and your taxes, so we plan around it.

Guard, Reserve and surviving spouses

The VA benefit isn’t only for active duty

National Guard and Reserve

You can earn VA loan eligibility through six years of Guard or Reserve service, or through qualifying active-duty time such as a federal activation. Your Certificate of Eligibility confirms it, and my team can pull it for you. Reservists and VA loans in Texas

Surviving spouses

If your spouse died in service or from a service-connected disability, you may be eligible for a VA loan with the same $0 down benefit. Surviving spouses who receive Dependency and Indemnity Compensation (DIC) don’t pay the funding fee, and a Texas disabled Veteran property tax exemption can continue for a surviving spouse who hasn’t remarried. We handle these files with extra care and can walk you through the paperwork.

Already a VA homeowner

Kept a home at your last duty station?

You don’t have to sell it to buy in Katy & Sugar Land. Your remaining entitlement can often buy your next home with $0 down while the first one stays a rental. Second VA loan calculator

Buying a home with an assumable VA loan

Some Katy & Sugar Land sellers have older VA loans with low rates you may be able to take over. The seller’s loan servicer handles the assumption itself. My team can finance the second loan that covers the gap between the loan balance and the price. VA assumable loans

Local know-how

What trips up Katy & Sugar Land buyers

Which county is Katy in?

A Katy address can be in Harris, Fort Bend or Waller County. The county decides which appraisal district gets your homestead and disabled Veteran exemption filing, and which rates apply.

Several districts on one bill

A MUD, an LID and sometimes a PID can all apply to one house, on top of county, city and school taxes. Get the combined rate before you compare two homes.

Easements and detention ponds

Newer lots often back onto detention ponds, pipelines or drainage easements. Check the plat and survey before you plan a pool, a shop or a fence line.

HOA dues and amenity fees

Large communities charge HOA dues, and some add a separate amenity or transfer fee at closing. Dues count in your payment, and the rules cover fences, sheds and parking.

Land and new construction

Want to build on your own lot out west?

Waller County, west Fort Bend County and the country around Fulshear and Needville still have acreage for Veterans who want to build. A VA one-time-close construction loan covers the land and the build in one loan: $0 down up to $1 million, with a 620 minimum credit score. In Texas, a Texas Vet loan can also pay off a separate construction loan once the home is finished. It’s treated as a purchase of a never-occupied home, and my team can handle that too.

VA loan or Texas Vet loan

Two Veteran programs, one comparison

The Texas Vet loan from the Texas Veterans Land Board is available to eligible Texas Veterans and can be paired with a VA loan. Its rate is set weekly, and Veterans rated 30% or more disabled get a lower rate. My team prices both and shows them side by side so you can pick on total cost, not a headline rate. Katy & Sugar Land VA loan FAQs

Questions from Katy & Sugar Land Veterans

How much do I need down for a VA loan in Katy & Sugar Land?

Nothing, if you have full VA entitlement. There is no VA loan limit with full entitlement and no monthly mortgage insurance. The VA funding fee can be rolled into the loan, and Veterans who receive VA disability compensation are exempt from it.

Can I buy a home in Katy & Sugar Land before I move to Texas?

Yes. You can be pre-approved, shop remotely and close before you arrive, as long as you intend to move in and make the home your primary residence, usually within about 60 days. Retirement pay, VA disability pay and Social Security all count as income.

What credit score do I need for a VA loan in Katy & Sugar Land?

There is no minimum credit score on a standard VA purchase or refinance with my team. We look first at your residual income, the money left each month after your housing payment and bills. VA construction loans start at a 620 score.

Do disabled Veterans pay property taxes in Fort Bend County?

Texas Veterans rated 100% disabled, or paid at the 100% rate for individual unemployability, can get a total exemption on their homestead. Veterans rated 10% to 99% get a partial exemption off the home’s taxable value: $5,000 at 10% to 29%, $7,500 at 30% to 49%, $10,000 at 50% to 69% and $12,000 at 70% to 99%.

Can I use my VA loan in Katy & Sugar Land if I still own another home?

Often, yes. If you keep your current VA home as a rental, your remaining entitlement can usually buy your Katy & Sugar Land home with $0 down up to a certain price. Above that, you put 25% down on the difference. My team checks your exact numbers from your Certificate of Eligibility.

Can a surviving spouse get a VA loan in Katy & Sugar Land?

Yes, if you are an eligible surviving spouse, for example of a service member who died in service or from a service-connected disability. Surviving spouses who receive DIC are exempt from the VA funding fee.

Should I use a VA loan or a Texas Vet loan in Katy & Sugar Land?

Often both. The Texas Vet loan from the Texas Veterans Land Board can be paired with a VA loan, and its rate is set weekly. My team compares your options side by side so you can see which costs less over the time you plan to own.

What is a levee improvement district, and will I pay it?

A levee improvement district builds and maintains the levees and pump stations that protect many Fort Bend County neighborhoods, and it charges its own property tax. If the home sits inside one, you pay it every year with your other property taxes, and my team includes it in your monthly payment.
